"How can I check for condensation?"
Unless you actually see condensation in the form of water droplets on a surface at the time you look, you will not know if it occurs on that surface at any other time in the 24 hour cycle of that property. The occurrence of condensation will depend upon variables such as the frequency and type of water vapour generating activities taking place within the property, temperatures inside the property and climatic conditions outside. Therefore if you are concerned about a possible condensation problem it is sensible to monitor for its presence over a longer period of time. So how is monitoring undertaken?To establish varying water vapour pressures inside and outside a property over an extended period requires air temperature and relative humidity readings to be taken and recorded at predetermined time intervals over extended periods. Instruments that do this are called ‘data loggers’. A data logger would need to be positioned near to suspect surfaces in a property for a period of time. It is also necessary for one to be placed outside in order to compare the vapour pressures inside with those outside over the period under review. The results recorded by the data loggers are then downloaded into a computer with the appropriate software and graphs plotted for interpretation combined with surface temperature readings taken.
Another more simple monitoring method is to use a Humiditect™ Condensation Indicator. These are small foil backed self adhesive cards with three different chemically impregnated dots. They are stuck directly onto the surface to be monitored and each dot reacts at different levels of humidity by ‘bleeding’ into the surrounding card. The foil backing prevents any interference from behind and the three reactions are calibrated to indicate the likelihood of condensation as low, medium or high. Once they have reacted the process is non reversible. These cards are available from our offices in packs of 5 at a cost of £37.50 plus £2.50 P&P plus VAT.
